The main difference is the choice between a separate premises with a kitchen and…hotel room. In the condo system, we usually buy a furnished room in a premium hotel, in a 4-5 star facility. Such investments

In turn, aparthotels mostly offer studio-type premises, i.e. a room with a kitchenette, or slightly larger apartments with one or two bedrooms and kitchen. The apartments are built by both well-known developers and and companies operating only locally. The degree of finishing also varies
apartment: are delivered in developer’s condition, for independent use finishing, or furnished turnkey (without furniture and accessories), or even ready to move in. The aparthotel system applies to both facilities
hotels, with catering facilities and SPA services, as well as typical apartment buildings with a reception, but no restaurant or recreational part.
What results from this difference? When after years of renting and earning money We will decide to use the apartment ourselves, we will stay in a condo room they could only relax and even live in an apartment with a kitchen Constant. The difference also concerns property management. Rooms in a condo hotels are usually administered on our behalf by the companies that built them object. However, the apartments are not managed by the developer himself, but by: specialist external company. However, this is not the case for the buyer of the premises of greater importance because the management-to-let agreement provides him with a constant profit, regardless of which entity he is concerned about apartment occupancy level.
The type of apartment also defines the method of settling additional costs. In condo hotels, expenses related to the operation and renovation of the building or rooms are borne by the management company. In the case of apartments, this is the charge often falls on the owner. Cleaning is included in the price of our service
apartment. However, replacing furniture or renovation work when we have it an apartment, not a room in a condo hotel, are the owner’s expenses.
In condo hotels we do not cover the costs of public parts operation of the restaurant or SPA. We also have a larger range of additional ones typical hotel services, such as laundry, ironing and room service.
Same rules
Buying a property in both systems is a transaction in which we stay the owner of the apartment with a separate land and mortgage register. By making a deal sale, we also sign a lease agreement at the same time

The dynamics of this segment real estate in Poland has been visible for 2-3 years.
